I am interested in renting a condo, what do I need to do?

Send me an e-mail or give me a call if you have any questions or need to set up a time to see a unit. If interested, the next step is to print out, complete and submit a rental application.


If I am pre-leasing, what guarantees that I won't lose the unit?

You actually sign a lease agreement, which is a legally binding contract, and pay a deposit, which secures the unit. The deposit converts to your security deposit on your move-in date. If you choose to terminate the lease prior to moving in, you forfeit your deposit.


What utilities are included in the rent?

For most of the units listed, water supply and trash are included while electric and wastewater are not (the city of Austin charges wastewater and electric together). Additional services such as cable, telephone, internet etc. are all covered by the tenant.


How much are utilities?

I can find out by asking tenants in the unit you are asking about. Keep in mind, this is driven by usage and some tenants prefer to use ceiling fans in conjunction with the a/c more or less than others.


How much is the security deposit?

The security deposit is the equivalent of one month’s rent.


Can I mount a Direct TV satellite?

The rules among the Homeowners’ Associations vary from community to community, so the answer depends on which condo you are asking about.


How much is the application fee?

There is no charge for processing an application.


Can I sublet?

Yes, subject to that party submitting and having a rental application approved.


Will you change the locks after I move in?

Yes, Texas law requires the re-keying of locks each time any occupant moves out and a new tenant moves in


Can I have a dog or cat?

Requests will be handled on a case by case basis depending on the unit and the pet.


Can you do two separate leases, one for me and one for my roommate?

No, all tenants will be on one lease agreement.


Do you require renter’s insurance?

Although not required, I highly recommend obtaining renters insurance due to the low cost and high value of the coverage.


Can I sign a multi-year lease?

Sure.
