With my tenants, I strive to provide a safe, comfortable place and be responsive to my tenants’ needs. In return, I simply ask that my tenants pay their rent on time, honor the terms of the lease and be prompt in notifying me of any pertinent issues.

It’s that simple, “No Bozos.” We are all too busy to be burdened by careless people.
I moved to San Francisco after college and lived in a house with a few college friends. We took great care of the place, paid our rent on time and did numerous home improvement projects for the landlord, including more than a handful on our own dime.
During our stay, we had leaking toilets, a leaky shower, broken dishwasher and a multitude of other issues. The landlord was unresponsive to our phone calls and would only take action when issues became “major.” The cracked shower actually took about two months to get fixed. When I finally asked the landlord to explain what took so long, she responded, “Sorry, I forgot.” Wow, what if I just “forgot” to pay the rent one month?
When we moved out, the landlord sent her daughter to do a walk through. She said the place looked fine and asked for a forwarding address to send our deposit to. One week later, I received an e-mail from the landlord letting me know she was keeping the entire deposit because the stove was dirty and “some other things.” I ended up filing small claims court paperwork and had a friend legally “serve” the landlord at her residence. She lived in San Diego and probably thought I wouldn’t be able to have her served She finally came clean and gave us back our full deposit, but what a complete hassle!
More than a handful of my tenants have nightmare stories similar to mine and have had to deal with unresponsive landlords or property managers. I encourage you to understand your rights as a tenant and hold your landlord or property manager accountable.
